I've been managing my own residential real estate (12 units now) for over 30 years. I don't think going from residential units to triple-net leased commercial real estate is as easy or profitable as this author seems to think.

I am a full time professional Realtor. My bookshelves are filled with real estate titles. A lot of my investor titles are weighty tomes many inches thick that take forever to digest. Mr Takacs demystifies a lot the complexities of real estate investing into an extremely practical, easy to understand easy for even a lay person to grasp. Why hasn't someone done this this before? Buy this book!

As a businessman who has invested in real estate as part of an overall investment strategy I thought I was a rather savvy investor. I didn't know how much I didn't know until I read Mr. Takacs' book. Easy to read and understand with lots of information on tax savings aspects, financial structuring, and investment vehicles. The occasional investor can find opportunities using this knowledge that one would think are only available to the more sophisticated, higher volume, individuals and organizations.

I am an investor in real estate and I currently own 11 properties in four states. I have taught classes in subjects related to real estate and realtors often ask my advise regarding real estate strategies they can use with their clients. Recently I had the opportunity to read Beyond Real Estate by Mr. Takacs and I was very impressed. It is informative, well written and easy to read, a sort of "Cliff Notes" on these important subjects. A fundamental grasp of the concepts discussed in Beyond Real Estate is absolutely essential if one wants to be a successful investor. I would also recommend Beyond Real Estate to the vast majority of real estate agents who, in my experience, do not have a firm grasp on these basic concepts.

Finally someone has put it all together! As a Realtor and Counselor in the Nothern CA R.E market, I am always on the lookout for educational tools that help set me apart from the competition. I have read and found this book to be an excellent reference guide for me and my clients about the avenues one can take as a real estate investor. It may even help one who is on the fence to make a more informed and intelligent decision wether or not to become an income property holder.
